BIRDHAVEN · JOHANNESBURG

Big Glass. Close Walls. Afternoon Sun With Nowhere Else To Go.

Birdhaven's compact stands and floor-to-ceiling glazing were built for indoor-outdoor living — not for the sun that comes with it. We measure every window by hand and make each blind to fit it exactly.

The Birdhaven Brief

A Pocket Suburb Built On Glass

Birdhaven is one of Johannesburg's smallest addresses and one of its most particular — a leafy pocket wedged between Houghton, Melrose and Illovo where stands run tight and gardens run vertical. Renovated homes and new-build clusters alike lean on glass to make compact footprints feel generous: floor-to-ceiling openings, frameless sliding doors, double-volume living rooms that borrow light from every side.

Compact stands, uncompromising glass — a suburb built for shading measured to the centimetre, not bought off a shelf.

That same glass is unforgiving without the right treatment. Boundary walls sit close enough to bounce afternoon sun straight back into west-facing rooms; open-plan kitchens and living areas mean one wrong blind is visible from three rooms at once; and because so many homes here are recent renovations, there's often a ceiling recess or bulkhead already built for a blind that was never fitted. We work from a tape measure and a site visit, not a catalogue size chart — every quote is per window, in writing, before anything is made.

Why Birdhaven Needs Its Own Spec

The Suburb Behind The Measurement

Birdhaven doesn't have Houghton's stands or the setbacks of the bigger northern suburbs — it's a small, tightly-held pocket bordering Illovo, Melrose and the Houghton ridge, and every square metre of it is used. Renovated homes and newer clusters have answered the space squeeze with height and glass rather than width: double-volume living areas, floor-to-ceiling stacking doors onto small gardens, skylights over stairwells. It photographs beautifully, and it floods a room with sun from midday onward.

Because boundary walls sit close on most stands here, that sun doesn't always arrive with a clear sky view — it bounces off pale plaster and paving before it reaches the glass, which is why a straightforward sunscreen sometimes needs pairing with a blockout layer on west-facing rooms. Open-plan living means a blind chosen for one room is visible from two or three others, so we spec for sightlines as much as for sun. And because so much of Birdhaven's housing stock is a recent renovation or rebuild, we regularly find a ceiling recess or bulkhead already framed for a concealed blind that was never installed — finishing that detail is one of the more satisfying jobs on our books.

Compact stands, tall glass

Floor-to-ceiling openings and double-volume rooms are the Birdhaven norm — sizing and mounting get planned per window, not assumed.

Close boundary walls

Reflected afternoon heat off nearby walls means west-facing rooms often want a blockout layer behind the sunscreen, not instead of it.

Renovation-ready ceilings

Many homes already have a bulkhead or recess cut for a concealed system — we check for one before quoting anything else.

Close Quarters: The Birdhaven Light & Privacy Report

We wrote down what we've learnt about shading a suburb of 1.08 km²: the sun path over Johannesburg by season, what a boundary wall two metres from the glass actually does to a west-facing room, what we'd fit on each elevation — and the honest catch with every one of them. Sources at the foot, nothing gated.

Questions

Before You Book Your Measure

Can I just buy blinds off your website and fit them myself?
No — every blind we make is cut to a specific window after an in-home measure, so there's no size chart or online checkout to browse. Message us or fill in the form below and we'll arrange a free, no-obligation measure and a written quote first.
What's the difference between an inside-mount and an outside-mount blind?
Inside mount sits inside the window recess for a neat, tailored look — it needs enough recess depth, and a small light gap at the edges is normal. Outside mount fixes to the wall or frame, gives fuller blockout coverage, and can make a smaller window feel larger. Your consultant will recommend one per window at the measure.
Are the blinds safe with young children or pets in the house?
Yes, done properly. Corded and chained blinds are fitted with a tensioner that anchors the loop to the wall, and we recommend cordless, wand-tilt or motorised control for nurseries and playrooms. Motorisation removes cords and chains entirely, which is the safest option where it's practical. Ask about child-safe controls at your measure.
My stand is small and the boundary wall is close — does that actually change the spec?
Often, yes. Reflected heat off a nearby wall can push more afternoon sun into a west-facing room than the window alone suggests, so we sometimes recommend a blockout layer behind a sunscreen rather than a sunscreen on its own. It's exactly the kind of thing the in-home measure is for.
Can everything be motorised, or is that only worth it on big windows?
Most of our range can be motorised, and it's genuinely the practical choice for tall glass, hard-to-reach windows or a wall of several blinds you'd rather run off one app or remote. For a single standard window, a chain or wand is often all you need — we'll give you an honest read at the quote stage rather than upsell it.
How long does the whole process take, from first enquiry to fitted blinds?
It starts with a free measure, usually within days of your enquiry. From there, blinds are made to order, so lead time depends on the products and fabrics chosen — your consultant will confirm an accurate timeline on your written quote rather than a generic estimate here.
